Buying a house covers a lot of ground (no pun intended ! )
Here are a few common mistakes -
Not spending time in preparation-
This could result in buying the wrong house, too much house,
or even a bad house. Remember, once the contract is signed
and you "change your mind" it is almost impossible to pull out
of the deal without losing money.This leaves you little wiggle
room if an unexpected emergency leaves you little wiggle

Not comparing mortgages -
There are far too many variables - type of mortgage, down
payment, points paid, to mention a few, so do not take the
first one given to you. Spend time comparing to get the most
advantageous plan for your finances.
Finding out you have no representation -
This can be a nasty surprise when you assume that the Agent
with whom you are working represents you when in fact he
represents the SELLER. Take time and familiar yourself with
the Laws of Agency. (I've out-lined this on another page).
Waiting for "the perfect home." -
Many first time home buyers make the mistake, that they will,
if they look enough, find their perfect house. With all the
variables available in different homes this is almost
impossible. Usually it is best not to pass over those homes
that meet 90% of your needs, because prices continue to rise
(here they rise quite quickly) and mortgages rates may go up.
Short cutting the inspection process -
Do not skip a house inspection because this will let you know
exactly what you are looking at. It is worth the $150- $350
usually charged.
So, remember find a reliable, professional REALTOR, who
will owe allegiance only to you - they will be
your "BUYER AGENT" exclusively.
