INSPECT, INSPECT, INSPECT!
The value of a home inspection can not be overstated!
Many home purchasers, either in their desire to save the $200 -$500 that a good inspection costs, or due to lack of knowledge, have spent enormous sums of money on repairs that a good home inspector would have caught !!
Any offer to purchase you make should be contingent on satisfactory results from the home inspection !
Not only will you sleep much better knowing your home is sound but a professional inspection knowing your home is sound but a professional inspection can give you "an out" from a contract on a defective house. If the contract is written contingent on an acceptable inspection, any defects in the home must be either repaired or monetarily compensated for. If you are not satisfied, you have the option to withdraw from the contract.
Inspections are designed to disclose defects in the property that could materially affect its safety, its live- ability, or resale value. They are not designed to disclose cosmetic deficiencies (an interior wall needs touch up painting). You will need to determine on your own those types of items that will need attention.
Don't wait until you have placed an offer on the home before you begin the search for a good home inspector. (We can recommend several good ones on whom we rely for our buyers). Our preferred inspector is Inspector Homes (Bob Anderson), who does a great job.
Remember also there will be a time limit in the contract designating when the inspection must be COMPLETED ! This is typically between 7 and 14 days after the contract is written. If you start searching for an inspector at that point and can not find an acceptable one to schedule it within the time frame you will only have two choices: go with an inspector who is not your 1st choice or run the risk of running past the deadline for the inspection. Remember then you will have NO chance to void the contract or have the seller take care of the deficiencies. So remember,
