Preparing to Sell your Home:

Deciding to sell your home is always a difficult decision to make.
Sometimes the decision is made for us by job commitments
elsewhere, or perhaps a growing family who needs more space.  
Regardless of the reason for selling, getting your home ready to sell
before it is listed, is half the battle.

Prepare for the Listing

First make sure you have a good and reputable Realtor. Interview
several Realtors and find out how they plan to market your home,
what the paperwork involves and what the fee is. Normally Realtors
will tend to charge a set fee, and it will be set out in the MLS listing
as to what they are being paid and what the Buyer Agent will be
paid. Here it is usual to have a 3% fee for each side. So you, the
seller, will be responsible for 6% of the final selling price.
Sometimes this can change so always be sure to ask your Realtor
candidates when you interview them.  

Secondly, ask what the Realtor will do for you: how will he market
your home?, have the Realtor bring a CMA (current market
analysis) to show you how similiar homes in your neighborhood
have been selling/or have sold. Only then can you and your Realtor
come up with a price at which your home will sell, quickly and
efficiently, in the current market.

Thirdly, ask how they plan to advertise, (newspapers, online, etc)
and give you a break down of this so you will know what is
happening.  And finally the Realtor should give you updates on
aweekly/monthly basis as to the homes progress.  

What we will do to sell your home:

When asked to sell a home we prepare for the consultation with
you, the home owner, by completing a CMA (Comparable Market
Assessment). This, as noted above, compares the target property
with other similiar properties in the neighborhood. We also look at
what has sold in the past 6 months and what is currently available
(competition for our new listing). Armed with these facts we will
meet with you and together go over all our findings. We will also
look around the home and take photos (exterior and interior shots)if
convenient.  

There are several things all home owners who are about to have
their homes listed must do. The most important is to de-clutter and
the de-clutter again.  Painting may be needed ,and any unfinished
projects must finished. The whole house must be cleaned top to
bottom and the outside curb appeal may need freshing with new
mulch and perhaps some annuals for color.

All completed the home is put into the MLS (multiple Listing
System).  Now there are numerous things we do at this point. They
include....
--scheduling open houses if you desire them.
--completing interior photos to complete aVisual Tour of the altor.
--posting the visual tour to Realtor.com and on our various web sites.
--scheduling ads in the various real estate newspapers.
--make a virtual (web) flyer which is sent to our client base & and
Realtor base.
--Inclusion in our web site and Real Estate III sites.
--Posting a Blog (web flyer and information) to the ActiveRain Real
Estate Network of over 45,000 members nationwide.
--making widgets(small moving ads) which are also put on various
sites.
--Classified Flyer Ads posts the ad to all major search engine
directories such as Google, Yahoo, homes.com, etc, and to dozens
of online real estate market places.
-- posting on Localism - a site dedicated toVirginia, Charlottesville
real estate news and information.  This sends the ad info to many
more people.







So you see your home will be well represented nationwide as well as
locally. Use of the technology tools on the internet makes so much
more possible and we are on top of all the new techniques.

Last, but certainly not least, we listen to you, the home owner, and
report back on everything we receive as well as following up on
showings etc.  We really do a great job if I say so myself!
